House Rules
Welcome to your new home, we hope you enjoy living in one of our properties, please take a few minutes to read the below points…
Decor:
We spend a lot of time and effort decorating and furnishing the property to a high standard, we therefore ask you to please not hang posters, pictures, sticky LED lights or other decorations from walls/ceilings and not to use tape or blue tack as this leaves oily marks that require extensive painting to cover. Please do not redecorate or paint the walls. Costs for redecoration over and above ‘reasonable wear and tear’ will be deducted from your deposit.
General Upkeep:
We conduct regular property inspections and ask that you treat the property with respect. As per your tenancy agreement you are required to clean and maintain the entire property to a decent standard.
Lost Keys:
Should you lose your room key we are able to replace it, please report lost keys via our website under the maintenance request tab. Please note, there is a charge of £25.00 for replacement keys.
Smoking:
Smoking anywhere inside the property is strictly prohibited. If evidence of smoking is found anywhere in the property, extensive cleaning and redecoration costs will be applied and deducted from your deposit at the end of your tenancy. If you wish to smoke please do so outside the property. Please dispose of any cigarette butts responsibly.
Emergencies:
In an emergency (such as a fire, burglary or medical) please call 999 to inform the relevant emergency services and inform us or your managing agent.
Neighbours:
Please remember you are living in a residential area. Whilst we understand that you will want to socialise with your housemates and have the occasional party, please be respectful of your neighbours and keep the noise to a minimum. Antisocial behaviour will not be tolerated.
Drugs:
We do not condone or allow the use and possession of illegal drugs in any of our properties. Doing so may invalidate your tenancy and provide grounds for eviction.
Fire Alarm:
The property has a full fire detection/alarm system plus emergency lighting. Do not under any circumstances tamper, cover or remove smoke detectors. We will come in regularly to test the system.
Utilities:
Whilst utility bills are included in your rent, this does not mean unlimited gas and electric consumption. We operate a ‘Fair Usage Policy’ and your property is installed with smart meters to monitor consumption. We reserve the right to charge a supplemental fee to cover excessive use. The heating system is set up to come on at regular intervals and will be set at 21 degrees.
Drains:
Only toilet paper should be flushed down toilets. If the drains become blocked due to flushing of inappropriate items, you will be charged for the unblocking of drains. Please ensure you regularly clean shower waste traps of any hair which will cause blockages, this is the tenants responsibility.
Rubbish & Recycling:
You are responsible for rubbish and recycling at the property. Further information can be found via the local Councils website including waste collection dates and information on what can/can’t be recycled. Any missed collections will need to be reported to the local council. Not all properties are issued with rubbish/recycling bins, some have bagged collections.
Lightbulbs:
All light bulbs should be working when you move into the property, however lightbulbs are the tenants responsibility to replace as and when they need to be during your tenancy.
