Get in touch to arrange a viewing. Once you have viewed the property and want to reserve it, we take a non-refundable holding fee of £150 per person that is used towards your first months rent. Then once you/your guarantor has passed referencing and signed tenancy agreements, we take a security deposit equal to 1 months rent a month prior to you moving in.
No, rents are fully inclusive of all utility bills, so you just have one simple payment. We do however operate a fair useage policy for gas and electric. This does not include council tax, however if you are a student you will be exempt from council tax as long as you are in full time education.
Yes every property is fully furnished to a high standard. However, we do not include bedding, crockery and kitchenware other than a kettle, toaster and a microwave.
Yes all properties come with superfast broadband as standard.
No, there are no hidden charges or admin fees.
Tenancies are typically for 11-12 months. If you wish to continue renting the property you will need to let us know ASAP to renew your tenancy.
Yes you can pay weekly, monthly, quarterly or annually. Rents are payable in advance.
We take payment via direct debit. This will need to be set up prior to you moving in. We can also take payment by credit/debit card if needs be.
Your tenancy agreement will outline when your rent is due, but it depends on when your tenancy starts. Rent is always paid in advance.
We do regular inspections every couple of months to check on the property and the condition, and to take care of any maintenance issues. There will be monthly visit by our maintenance team to carry out fire alarm tests. You will be advised of any actions required on routine inspections such as damage or cleaning issues.
Your deposit will be protected by a Deposit Protection Scheme and will be returned at the end of your tenancy minus any damages or rent arrears. We will provide you with a list of charges within 10 days of you vacating the property. Once you have agreed with these proposed charges deposits are then returned within a further 10 days to the account details you provide.
All our rooms are single occupancy and couples are not allowed to rent a room together. You are allowed friends or partners to stay overnight but it must be limited to a maximum of 2 nights per week.
All rooms have a small double bed and mattress.
Yes if you are a student you will need to provide a UK based guarantor. If you can’t provide a guarantor, then you will need to pay the whole rent upfront.
Yes we accept overseas students, you will need to provide a UK based guarantor or failing that rent will need to be paid in full in advance. We will also need to carry out a right to rent check.
